High Grove Cottage is a magnificently spacious 3 storey cottage, situated at the end of the stone barn. There are fantastic views to Kirkstone Pass, Red Screes and the Langdale Valley. The property has undergone a sympathetic conversion leaving the majority of stone walls and original timbers on show.
The front door leads into the flag floored cloakroom with steps up to the inner hall, off which are one double and one twin-bedded room, both with lots of character and pine furniture. A shared bathroom (adjoined to both bedrooms) completes the picture downstairs. The kitchen, dining and living spaces all occupy the stunning open-plan first floor. Quality craftsmanship is on show everywhere, from the hand built kitchen (which features modern conveniences such as dishwasher & clothes washer/dryer) to the solid pine furniture and flooring. A Freesat TV with DVD and wireless internet access are on hand to while away the hours, and a more traditional selection of books and games are kept as an alternative to the x-box & iPod speaker dock system. The open mezzanine 3rd floor provides even more space to chill out and take in the views, and can also sleep a 5th guest if required.

NB - Guests sleeping on the mezzanine floor need to access the bathroom via one of the bedrooms, and the sleeping area on the mezzanine is open to the kitchen and living areas.
Middle Grove is the perfect cottage for families and smaller groups. The comfortable lounge and dining area is rich with original features such as wooden beams and textured stone walls, whilst the galley style kitchen is fully equipped for guests to prepare anything from sandwiches to family meals. A washing machine/dryer is also provided. Satellite TV, DVD player and wireless internet access are on hand to divert your attention from the stunning views to Kirkstone Pass and Red Screes, should the clouds get in the way!
The views are equally dramatic from both the double and twin bedrooms, which are solidly furnished to a high standard with old pine pieces. A bright and modern tiled shower room completes the picture upstairs. A welcome twist on the upstairs landing is the patio door which leads directly onto the shared sun terrace and garden - perfect for picnics and Barbecues in the summer. All in all the perfect base for your Lakeland stay whatever the weather.
Grove Corner Cottage is spacious it still retains a cosy rustic charm with a liberal peppering of original beams and exposed slate walls. To take advantage of the spectacular views over Loughrigg to the Old Man of Coniston, the living room and kitchen areas are upstsairs. Off the large entrance hall there is a very spacious double bedroom with en-suite facilities including a bath with a shower over.
The stairs lead up to the bright and airy lounge, which features solid pine flooring throughout. Freesat TV and a wireless internet connection are provided for your convenience, along with a DVD player, CD Stereo & iPod docking speaker system. The kitchen and dining area has been handbuilt by local craftsmen out of old pine, and is equipped with all the facilities you would expect to find in a modern kitchen, including dishwasher and a clothes washer/dryer.
To the rear of the cottages there is a secluded garden with fantastic views to Wansfell Pike, which dominate the skyline. The garden has seating and a BBQ area. Grove corner is ideal for couples and small families who like to 'spread out' whilst on holiday.
Grove Farmhouse makes for a fantastic base for family gatherings and larger groups. We also offer short breaks during the off peak seasons - perfect for weekends away with friends!
The house gives everyone plenty of space to do their own thing, and yet has a terrific homely ambience which is hard to beat. There are a wealth of period feaures and the house has an air of quirky charm, although modern-day conveniences have not been neglected either, with touches like wireless internet broadband access. Little Grove is situated on the upper level of our Lakeland stone barn. A wealth of lovely Cumbrian slate and original timbers keep the country atmosphere in what is the perfect cottage for two.
The galleried kitchen is well equipped with an electric fan-assisted oven and hob, microwave and fridge. A clothes washer/dryer is also on hand. The round kitchen table and chairs in old pine provide an intimate dining area for two. The lounge area has a comfy sofa and arm chair for relaxing in front of the wood burning stove. A TV/DVD player & wireless internet access are on hand for those who wish to keep in touch with the outside world. The double bedroom is furnished with solid pine furniture and leads to a modern & bright ensuite bathroom. From the garden and sun terrace outside the lounge window you can sit in the quietness looking up to Wansfell over the fields, or watch the stars in the clear mountain air. These superb views can also be enjoyed from your armchair in the lounge.
Little Grove is an ideal spot to rest your weary legs after a hard days walking on the fells as well as a bolt-hole to curl up with a book on thoes less-than-perfect Lakeland weather days.
